How long does a sale take?

This is one of the most frequently asked questions, no surprises there! We aim to tailor the speed of the purchase of you property to your timeframe. In short the normal time to exchange is 7-10 working days from your acceptance of our offer. If you find yourself in need of a quicker sale of your property this can be arranged and we are even able to contact your Mortgage Company if repossession in looming and in many cases we may be able to prevent repossession by speaking to your lender directly.

I am in arrears with mortgage payments - can you still help me?

We can, provided that there is enough equity in the value of your flat or house. It is never too late to contact us and we can offer a range of flexible solutions. If we can't help and that is unlikely we tell you straight away. We will work with you to find the best solution to the problem you may be facing.

How quickly do I have to leave the property?

Again this depends on you and the facts that surround your particular case. This is usually established at our fact finding meeting at your property which takes place prior to our no obligation offer to buy your property quickly. The key word here is flexibility and understanding why you need to act fast on the sale of your flat or house. We are happy for you stay in the property after exchange of contracts for a period that suits us both

What will it cost me?

We do not charge you any fees. That includes valuation fees that some other companies look to charge. We will even help you with your legal fees up to a contribution of £1,000 towards your solicitors bill payable directly to your solicitor on the successful completion of the sale of your property to us. If you have already instructed an estate agent you may be liable for a fee to them depending on the agreement that you may have entered into.

How do your prices compare to those I'd get from an estate agent?

You have no doubt heard the expression "Location, Location, Location"? Our specialty is "Timing, Timing, Timing"! We look to buy your property at a discount from the agreed Open Market Value (OMV). We will agree the OMV with you at the offer stage and apply a discount depending on the property, its condition, the area and your needs. Typically we offer between 90% and 70% of the agreed OMV

Yes. We're happy to give you a quick property sale with tenants in place, even non-paying tenants.

How long do I have to decide whether to accept your offer?

Our offer is valid for 28 days. You may still be able to proceed when this date has passed, although we might have to reassess your situation and update our offer.
