For those of you who are able to wait to sell through a more traditional avenue we have tried to give some pointers how you may improve your chances and achieve that quick sale! Good Luck!

1. De-Clutter

Simple though this may sound you only get one chance to make a good impression! So tidy away all your kids toys , Laundry, dirty dishes and remove any items that make the space feel smaller . Give the things you don't use to charity or if you can't bear to part with them store at a friends or relatives (or one of the many self-store companies) You want to achieve a feeling of space and calm so Your buyer can imagine themselves living there!!

2. D.I.Y

We all start these small jobs and get distracted so they don't always get finished. Finish them, nothing puts a buyer who may lack the D.I.Y skills to do the jobs themselves as lots of little jobs that whilst seem simple may be off putting and may be listed in a survey this in turn may result in you achieving a lower price for your property

3. Clean and Keep the Home Clean

First impressions again! Who want to think about dirt what you want them thinking about is how they would enjoy living in the home.

4. De-personalise

What appeals to you buy way of collections, ornaments or hobbies may not to your prospective buyers! You want the buyers to feel they could move in and we are all inquisitive so excessive personal belongings can be distracting! Store them away this ties in with de-cluttering and will be less for you to clean.

5. A Room with a Purpose

It is important that each room has its identity. This may seem silly but when your buyers view your home they must immediately be able to say to themselves "Oh this is the sitting/dining room"! So if you have a two bed flat you need to show two bedrooms not a bedroom and a study / store room.

6. Kitchens and Bathrooms

By now you will have got the idea of Clean, No Clutter and De-personalise!! Never truer when thinking about your bathroom and kitchen. For the Bathroom make sure it is clean and fresh with clean towels and a pleasant odour. For your kitchen clean all dishes put away and try and show the maximum work surface by storing things you might normally leave out (a kettle and a toaster are exceptions)

7. Curb Appeal

First impressions again! If you live in a flat it may be difficult to change or improve this but you can always clear litter before a viewing and spray air freshener in the lift! In the case of a house you must ensure that when the buyers approach the front door all rubbish is contained in bins and hedges are clipped paths are swept and in good repair and paintwork to the door or windows is fresh.

8. Vacant Properties

These can sometimes prove more difficult to sell as buyers can't imagine them with furniture in the home. This is precisely why House builders and developers have show homes! So it may be better to leave key room furnished like bedrooms and the living room this is called "Dressing" the property.
